Project: Split-Level View Residence – Botmaskop Fynbos Estate
Location Context:
This site, situated within Botmaskop Fynbos Estate near Stellenbosch, enjoys a gentler slope compared to the steeper plots within the development. It offers south-facing views toward the Stellenbosch Mountain and borders a large open public green space. The contours run parallel to the property boundaries and descend gently along the estate road. The site receives strong sun exposure, seasonal winds, and benefits from expansive mountain vistas.
Design Approach:
In line with the estate’s strict architectural guidelines, the design integrates seamlessly with the landscape through the use of terraced forms, planted roofs, and natural materials. The design also responds to contextual forces such as sun paths, wind direction, view preservation, privacy, and site access.
Design Methodology:
Accessed from below, the dwelling positions its garage and guest rooms at the lower level, creating the opportunity to elevate the main living areas and master suite on a raised plinth. This allows uninterrupted views above neighbouring rooftops while maintaining privacy. Large sliding pocket doors to both the north and south façades enable generous cross ventilation and flexible solar exposure, ensuring year-round comfort and spatial adaptability.
