Project: Raaswater Compact Coastal Retreat – Buffelsbaai

Location Context:
“Raaswater” is perched halfway up a rugged koppie, with uninterrupted exposure to the sounds and sights of the ocean. The site is exceptionally compact, measuring only 275 sqm, and is fully exposed to wind from all directions. However, its consistent sun exposure—especially valuable in the colder seasons—is a notable asset. The elevated position offers dramatic panoramic views over Buffelsbaai and the adjacent wild coastline.

Design Approach:
Given the site’s steep northern slope and limited footprint, the design prioritises maximising both space and outlook. The residence is planned over two levels to accommodate either a couple or a family of five. Pushed to the permissible building envelope, the structure uses an aluminium shutter façade paired with recessed glazing. This enables occupants to modulate light, wind, and privacy while visually expanding the compact interior.

Design Methodology:
Entry is positioned at the mid-point of the site. A raised upper level houses an open-plan living area and master bedroom, oriented to capture sunlight and sweeping views in multiple directions. Careful consideration was given to neighbouring properties, with strategic massing to screen views and enhance privacy. The building is stark white—intentionally so—allowing it to blend seamlessly with the sky when viewed from below, the perspective from which it will most commonly be seen. The result is a resilient, refined, and contextually attuned retreat that punches far above its size.
